How the numbers work
The calculator divides your total annual property cost by your headcount to get a cost per head, and by your number of desks to get a cost per desk. It then works out how much of the week the space is actually used, based on your typical days in the office.
The unused share is the cost of empty desks, space you pay for but rarely use. It points to whether rightsizing or renegotiating is worth exploring.
